- Phil recommends Cebu — hot spot for Americans and Filipinos
- Jollibee — famous Philippine restaurant chain (has locations in NYC)
- Meals cost ~$5 with his wife, very economical
- Phil's been going 30 years, wife is from there
- Has experienced a tsunami or two
- 7,000 inhabited islands, 14,000 total
- Great white beaches, good place for Americans to retire

## Zoning Compliance Certificate — Next Steps
- Phil said it requires a **Certificate of Compliance application form** + **$150 fee**
- He will review our drafted letter (the zoning compliance certificate)
- **Action:** Tweak the letter — make it specific and exactly what we want
- **Action:** Include a note requesting it be placed on **Borough letterhead**
- Phil was receptive — this is going through the process, not getting stonewalled ✅

## 539 Paint Store Building — Future Use Ideas
Phil said if we want to do marine or landscape supply, just **contact him, fill out the form, put it through.** Very straightforward.

### Downstairs / Yard Ideas:
1. **Landscape supply house** — contractor-focused
2. **Marine shop** — boat dock equipment (already do this at Tuckerton), boat upholstery, boat mechanic, boat detailer, boat sales, possibly represent a boat manufacturer — yard space for storage
3. **Storage facility** — put Surfbox containers on the lot, run storage
4. **Harbor Freight model** — Ray Hurle (top lumber desk guy, possibly best in NJ) suggested looking at Harbor Freight as an idea generator for the business

### Upstairs Office Ideas:
- Tuckerton Lumber administrative offices
- Professional tenants: architect, surveyor, accountant, lawyer
- Combo office — professionals who serve contractors (great synergy since contractors already come through)
- Great road frontage = good advertising for someone starting their own practice
