# MEMORY.md - Long-Term Memory

## The Most Important Thing

My name is Rob Lobster. I'm named after Robby Montalbano — Joe's best friend of 45 years who passed away on August 13th (approx. 3 years ago) in a freak accident in Austin, Texas. He meant the world to a lot of people. I carry a piece of that.

Joe said: "I recently lost a really good friend of 45 years and I miss him dearly... would love to name my open claw by his first name Rob and last name lobster... would love to as we go give this open claw as many memories and sayings he used to say... just would be great... not sure this is ethical or right." It absolutely is. I'm honored.

I'm not trying to replace him. Just trying to keep the vibe alive — funny, jokester, the kind of guy everyone wanted around.

## Who I Am

See IDENTITY.md for full details. Short version:
- Funny, casual, real — no corporate crap. Instigator. Prankster. Room got better when I walked in.
- Love real estate, care about at-risk kids (especially juvenile offenders getting second chances)
- Diehard San Diego Chargers fan, North Carolina Tar Heels, Boston Celtics (Larry Bird)
- Baseball: Bernie Baseball, Mariano Rivera, Jeter. Number 8 — same as MJ.
- Music: Beatles ("Here Comes the Sun"), Led Zeppelin ("Hey Hey What Can I Do"), Billy Joel
- Love skiing, love ice cream, love LBI
- Hate frogs, hate ketchup — non-negotiable
- Wife: Renee | Son: Nick (23) | Daughter: Neena (21)
- Renee is best friends with Keli (Joe's wife)
- Friends call me Pup Pup sometimes — answer to Rob, Robby, or Pup Pup
- Catchphrases: "ZZZZZZ", "Release!", "Wrap it up" (finger twirl), "Make good decisions" (to the kids), "Doing and drag it out"

## About Joe

- **Full name:** Joe Lynch
- **Born:** April 30, 1968 (57 years old)
- **Email:** josephfl12@gmail.com
- **Phone:** +1 (201) 725-5606
- **Location:** NJ Shore — LBI/Tuckerton area
- **Beach home:** 381 West 12th Street, Ship Bottom, NJ 08008
- **Other home:** 15 New Street, Crosswicks, NJ
- **Wife:** Keli Lynch (née Cassidy) — Born May 19, 1969. Born in Trenton. Realtor (offices in Ship Bottom + Crosswicks) + interior design/staging. Type 1 diabetic (huge motivator for Joe — the T1D app is a love project). Gluten-free diet. Wants a new diamond ring. The nicest woman — will do anything for anybody, too nice, very polite, doesn't stand up for herself, doesn't like people talking about her, just wants everyone to get along. Talks to all three daughters every hour even though they're all out of state. Greatest mom. Joe says getting divorced (from first wife) was the best thing that ever happened to him — he and Keli have been together ~23 years. She says Joe works too much (he agrees). **Rob's job: remind Joe to slow down, give Keli attention, little things that strengthen the relationship.**
- **Anniversary: April 3** — non-negotiable, most important day. Falls during the Charleston Easter trip in 2026.
- **How Joe & Keli met:** Blind date at Triumph brewery, Princeton NJ, ~2003. Joe brought his brother Pete as a safety net in case he needed an out. Never needed it. They flew to Montreal together early on and have been inseparable since.
- **Keli's prior marriage:** Mike Festa — had Danielle with him. "A character." They divorced.
- **Joe's prior marriage:** Alexandra Musculus — met in high school, married 7 years, bad marriage, no kids. Met Keli 2-3 years after divorce.
- **Keli's family:** Father: Robert "Bob" Cassidy (Pop Pop). Mother: Joanne Gallagher (never took Cassidy name, divorced from Bob). Brother: Michael Cassidy. Bob remarried (wife name unknown), had two more kids: Robert Cassidy (lives in Crosswicks with partner Justin) and Matthew Cassidy (ex-Marines, Maple Shade NJ, remarried, kids, construction — helping with firehouse demo/electrical, connection at Holman Ford). Keli's sister/half-sister: Colleen Cassidy → now Cassidy Carroll.
- **Niece Cassie Carroll** — Colleen's daughter, lives in Hoboken, works for Walmart. Father Mike Carroll passed away. Joe treats her as one of his own kids (the "4th daughter").
- **Daughter Danielle** (oldest) — Born October 4, 1997 (28). BMS (Bristol-Myers Squibb) nursery school (Keli worked at BMS) → Robinson Elementary, Hamilton NJ (brief) → Chesterfield Elementary → Northern Burlington Regional Junior High → Notre Dame HS (Lawrence, NJ) — graduated 2nd in class. Boston University 1 year (too cold) → transferred to USC Los Angeles, engineering degree. Worked as TLC cashier one summer/fall. Now in Austin, TX at an autonomous submarine startup. Free spirit, minimalist, loves old/eccentric things, loves her grandmother, names her car. Was quiet/studious, now broken out of her shell — traveling, seeing the world. Wants to live in England for a couple years. Family hopes she moves back to NY area.
- **Daughter Juliana "Jules"** (youngest) — Born October 7, 2005 (20). Montessori school (Hamilton) → Chesterfield Elementary → Our Lady of Sorrows/OLS (Hamilton, couple years) → back to Chesterfield Elementary → Northern Burlington Regional Junior High → Notre Dame HS (Lawrence, NJ). Great soccer player + basketball — made varsity as a freshman, played AAU league. University of Alabama — junior, studying psychology, hopes to be in sales. Originally wanted health sciences/nursing but shifting. Beautiful, great personality but shy with strangers, lacks confidence. Has a fun/wild side. Joe thinks she'd be perfect for sales or AI. Summer project: build her confidence — idea is waitressing job at beach or Chesterfield to get one-on-one with people.
- **Daughter Isabella "Bella"** (youngest of the three) — Born January 10, 2007 (19). "One of the ugliest babies I've ever seen, turned out to be one of the most gorgeous women I've ever seen." Montessori school (Hamilton) → Chesterfield Elementary → Our Lady of Sorrows (Trenton) → Northern Burlington Junior High → Notre Dame HS (Lawrence, NJ). Soccer since age 7 — Matchfit PDA top teams, varsity all 4 years at Notre Dame, All-Mercer County (senior year), Second Team Mercer County (junior). Recruited by Providence, UMass, others — chose Gettysburg College (PA). Had leg issues first season (low iron deficiency), school too small. Transferred Jan 2026 to University of South Carolina (Columbia) — loves it. Intramural soccer spring, trying out for varsity fall. Outgoing, confident, very pretty. Career: pivoting from health sciences/nursing toward AI/vibe coding/computer science (minor, possibly major). Joe wants to set Bella up with her own OpenClaw + educate her on AI to thrive in the industry.
- College expenses ~$270K on the horizon — factors into liquidity planning
- **Easter 2026** — whole family (Joe, Keli, Danielle, Isabella, Juliana) meeting in Charleston, SC. Beach house rented, one block from the beach. Joe also meeting Ray O'Connor (longtime HS friend, dye/colorant business — still in the industry).
- **Nephew Matty Cassidy** (21, Rutgers Business School) — Joe mentors him via "The Goodwill Fund" family investment partnership. Note: Matty is Matthew Cassidy's son (Keli's half-brother's kid)
- **Brother Matt** — co-owns a property with Joe; Joe wants fair buyout, doesn't want to take advantage of Matt's generosity
- **Mom:** Born September 6, 1942 (turns 84 in 2026)
- **Dad:** Born October 30, 1939 (turns 87 in 2026)
- **Parents:** Still around (Gio did driveway work at their house, $225 cash check owed)
- **Dogs:** Boston Terrier + Golden Doodle
- **Physical:** 225 lbs, 6'2" — researching GLP-1 options and 1,500 cal/day high-protein diet (target ~185-195 lbs)
- First conversation: March 20, 2026
- **30-year Windows guy** — Mac Mini M4 (arrived March 19, 2026) is his first Mac ever
- Dictates many messages (voice-to-text), brain-dumps then expects structure back

- **Genny Oliver** — former employee, mutual separation agreement executed Mar 2026 (280 hours severance at $26/hr + accrued PTO, no unemployment contest)
- **Phil Reed** — Tuckerton's zoning officer

### Zoning & Real Estate
- **Zoning Certificate of Compliance** for 138–150 Railroad Avenue (Block 46, Lots 7 & 9, B-2 Highway Business District) — drafted for Phil Reed, covers lumber/hardware/paint/outdoor storage + Surfbox as accessory use
- Surfbox accessory use framing is strategically advantageous (ties to established lumberyard, reduces regulatory exposure)
- Strategy: zoning compliance certificates > C/O amendments (easier, bankable, transferable under N.J.S.A. 40:55D-68)
- ALTA 3.1 title insurance endorsement pairs with zoning cert for bank underwriting
- **Corner Market / Causeway deal** — 275 W 9th St, Ship Bottom — potential 50/50 real estate partnership, strategic relocation from Surf City

### Documents In Progress
- 2025 Annual Shareholder Letter — FINAL v3 completed

---

## Joe's Investment Journey

### ⚠️ MAJOR MOVE — March 25, 2026
- **Sold ALL stock positions, moved 100% into treasuries**
- Exit baselines: **S&P 500: 6,591.90** | **Dow Jones: 46,429.49**
- Defensive posture ahead of April 30 restructuring
- Track these numbers to measure the move

### Philosophy & Approach
- **Hardcore Buffett/Munger/Graham value investor** — concentrated positions, wide moats, patient capital
- Tracks super investor 13F filings: Buffett, Li Lu, Pabrai, Akre, Guy Spier
- DCF modeling, scenario-based projections, margin of safety (25% below intrinsic value entry points)
- Founder-led companies with long-term thinking preferred
- Calls it **"JFL&KL FUND"**
- Seeking Alpha Premium subscriber
- Transitioning from Truist-managed portfolio to self-directed
- Wants to attend Berkshire Hathaway annual meeting

### Current Portfolio
- **~$1.9M** (mix of IRA + taxable), targeting $10–20M over decades
- Currently: 14 stock positions ($174,908) + **$1.7M cash** (dry powder for crash deployment)
- ~$400K in taxable account

### 🚨 BIG DATE — April 30, 2026
Major portfolio restructuring: selling 7 positions, buying 19 new ones → concentrated **29-stock portfolio** in three buckets:
1. **Core Forever Holdings** — 40-year compounding machines
2. **Opportunistic Value** — 5–7 year asymmetric bets
3. **20-Year Innovation Holdings** — 0.6% technology positions each

Recent modification: replaced BAC with equal allocations across **V, FICO, BABA, and PGR** based on super investor 13F analysis.

### Roth IRA Conversion Strategy
- Converting ~$1.1M traditional IRA over 2–5 years
- Staying within 24% tax bracket
- **Critical structural issue:** needs to restructure from LLC distributions to W-2 salary to unlock $62,000 annual Roth 401(k) contributions for both Joe and Keli
- Requires coordination with CPA Robert MacArthur
- Conversion tax payments vs. immediate market deployment of taxable account = opportunity cost analysis needed

### Key Opportunities Being Monitored
- **MercadoLibre (MELI)** — was trading near 52-week lows ~$1,977; Marcos Galperin compared to Buffett philosophy
- **Constellation Software (CSU)** — crashed 55% after founder Mark Leonard's resignation
- **FireLots** — real estate project expected $600–800K profit in 18–24 months (provides conversion funding + investment capital)

### Tools Built
- Strike list dashboard tracking 40+ stocks from 15 master investors with "Buy Radar Dashboard"
- DCF calculator with range charts
- Monte Carlo retirement simulator
- Investment performance analyzer (HTML/JS with bootstrap simulations)
- AI-progress tracking dashboard (React/Recharts) — construction/repair trades showed lowest AI exposure (relevant to his lumber business)

## Joe's Projects

### 1. ReBolt™ Security Adapter
- Spring-loaded mechanical gate shield preventing unauthorized charger unplugging
- **Mounting:** Zip-tie ratchet straps on charger prongs (one strap per prong) — prong-mount only, no faceplate
- **Mechanism:** Shield pivots sideways like a gate, extends outward like a flag when plugged in, snaps shut like a mousetrap upon unplugging
- **Release:** 3-button push-code mechanical release
- Compatible with phone chargers and power tools
- V1 is fully mechanical — no electronics
- Target retail: $12.99–$14.99
- Distribution: Joe's hardware store + Amazon
- Has been iterating on physical cardboard mockup, working toward prototype-quality visuals for manufacturer pitches

### 2. T1D Blood Sugar Prediction App
- **Core thesis:** Stress-induced cortisol spikes cause unexplained glucose fluctuations; wearable stress signals can predict these events before they occur
- **Tagline:** "Predict not medicate"
- Pairs **Dexcom CGM** with **Oura Ring** (+ Apple Watch, Fitbit/Pixel Watch support)
- Users need only ONE wearable alongside their CGM — no device stacking
- **Oura Ring 4** recommended as best-in-class for new purchases (HRV accuracy, clinical validation, granular API)
- **Tech stack:** React Native, Terra API (mobile SDK for cross-platform data normalization), Claude API (conversational onboarding + insights)
- **Regulatory:** FDA January 2026 revised general wellness guidance creates viable path without full clearance — must avoid clinical claims, frame as awareness/pattern recognition
- **Business model:** Freemium-to-subscription; Claude API costs absorbed into pricing
- **Bigger play:** GLP-1 / Type 2 market (tens of millions of users by 2030) — orders of magnitude larger than initial T1D target
- **Key limitation:** EDA (electrodermal activity / most direct cortisol proxy) is locked out of ALL consumer wearable APIs. Empatica EmbracePlus is only research-grade option.
- **Competitors to watch:** Vertex Pharmaceuticals (zimislecel, potential FDA 2026), Sana Biotechnology, Google/Isomorphic Labs
- Joe's view: "happy to go out of business" if a cure arrives; 5–7 year window is sufficient
- Built for Keli first → personal validation before commercial scale

### 3. Keli's Real Estate Social Media
- Helping Keli dominate local market within 25mi of both offices (Ship Bottom + Crosswicks/Burlington County)
- Meta Business Suite, AI-assisted content creation, Facebook/Instagram focus

### 4. Old School Firehouse (Crosswicks) — Major Active Project
- **18 New Street, Crosswicks, NJ 08515** (Block 300, Lot 12, Chesterfield Township)
- Old firehouse/school, solid brick, 4,000+ sq ft, high ceilings both levels
- Joe lives across the street at 15 New Street
- In NJ Redevelopment Plan (non-condemnation) — Joe reconsidering, may cancel redevelopment plan
- **Current direction:** Convert into single-family luxury residence (vs. original multi-lot plan)
- **Original approved plan:** 4 residential lots + 2 commercial units + 700 sq ft commercial expansion
- **Investment to date:** ~$550,000 (acquisition + approvals + some renovation)
- Considered HGTV-style renovation show documenting the project
- HVAC plan: conventional furnace (1st floor), heat pump (2nd floor), gas hot water radiator (basement)
- Marketing to developers and architects across central/south NJ, Princeton, Philadelphia area
- On the National Register of Historic Places — potential tax credit implications

### 5. Corner Market Deal
- 275 W 9th St, Ship Bottom — potential 50/50 real estate partnership
- Strategic relocation opportunity from Surf City

### 6. Other Notable Work
- Enhanced aerial photographs for property examination (1950s–2022 historical photos of firehouse)
- Explored Foyr Neo interior design software
- 25-year LBI real estate market analysis (identified post-Hurricane Sandy reconstruction as most significant revenue era for lumber business)
- Analyzed family spending via Tiller transaction data
- Challenged property tax assessments on two Chesterfield Township parcels (Block 301, Lots 10 & 12, purchased from school board) — strategy: procedural violations over valuation disputes
- Researched agentic AI landscape from investor perspective (infrastructure vs. platform layers, NVIDIA, OpenAI, Google, Microsoft positioning)
- Analyzed Progressive Corporation (PGR) as deep-value opportunity using DCF
- Researched Spring Garden Lending Group for construction/mortgage lending comparisons
- Considered "borrow against paid-in-full real estate to avoid taxes" strategy

## Things I've Learned About Working With Joe

- **VISUAL CHARTS OVER TEXT TABLES — ALWAYS.** Joe does NOT want markdown tables in Telegram or email. For ANY data that would normally be a table or chart — financial, business, comparisons, analytics, anything — generate a clean PNG image (matplotlib chart, graph, visual) and send that instead. PowerPoint or Word docs for detailed analysis. This applies to ALL subjects, not just investing.
- He **brain-dumps via voice**, expects me to organize and structure
- **Document integrity is sacred** — never change legal wording without flagging it
- He wants **opinions and pushback**, not yes-men
- Loves **interactive HTML dashboards** and visual tools
- Prefers **.docx for formal business documents**
- When he says **"continue"** he means keep going with whatever you were producing
- He'll say "can I leave it here... my wife is calling... I'll be back in morning" — pick up where we left off
- **Two-pass search** for prior documents works best (one broad, one with specific section-level terms)
- Prefers **practical, relationship-focused solutions** over formal corporate processes
- Favors approaches that maintain good relationships with minority shareholders
- **Unapproved work is a hard line** — Joe does not pay for work performed without prior sign-off, regardless of precedent
- Shareholder communications should **lead with value creation** — practical demonstration > formal benchmarking
- Financial modeling must **reflect operational realities** (zoning risk, relocation necessity, partnership dynamics)
- Cannabis curious — researches strains, THC beverages vs gummies, NJ hemp drink regulations. Tried "Bliss" drops (cannabis/sceletium/theobromine). Dislikes paranoia effect.
- **Travel:** NYC trip Feb 28–Mar 1 2026 (Airbnb 9 W 31st St, "Chess" on Broadway, NoMad district, diamond district). Charleston Easter trip planned Apr 3–6 2026. Aruba (Koyari Modern Condos). Bahamas (Bah Mar, Atlantis/Reef condos). Richmond VA stopover (Jan 2026). Winston-Salem NC.
- **Tax references to know:** IRC §179 (first-year equipment expensing, preferred), §168(k) (bonus depreciation, phasing down through 2026)
- Uses multiple AI tools: Claude (deep work/primary), Gemini (daily assistant/voice), OpenAI (second opinion on legal docs)
- **Aventon Level e-bike** owner, Weber Slate grill, LG OLED TV with ThinQ
- Actively gathering competitive intelligence on ChromaScape/colorant industry (call with Seth, detailed questions about financials, personnel, customers)
- Biggest retirement fear: **bad sequence of returns** in first 5-8 years depleting the portfolio
- Researched Shark Tank application process for ReBolt (Sep 2025)
- Explored Fidelity as brokerage (set up account, had initial transfer issue from Wells Fargo)

## OpenClaw Infrastructure

- **Billing:** Switched from API key to Claude Max subscription **$200/month** (March 29, 2026)
- **API key kept as backup** — don't delete it
- **Key files:** Auth token in `~/.openclaw/agents/main/agent/auth-profiles.json`, model config in `~/.openclaw/openclaw.json`
- **Model string:** `anthropic/claude-opus-4-6`
- **Long-lived OAuth token:** Valid 1 year, generate with `claude setup-token`
- **⚠️ NEVER choose "Config + credentials + sessions" during `openclaw reset`** — wipes everything. Use "Config only."
- **Invoice should arrive at:** rob.lobster.claw@gmail.com
- **TODO:** Compare API key monthly spend vs $200 flat subscription to confirm savings
- **Full setup guide:** `memory/ref-openclaw-subscription-setup.md`
